Coccinelles I

This former office building was acquired by Patrimmonia in December 2012 together with a parking area for 192 cars as well as an option on a plot of land attached to it (see Coccinelles II).

 

The office building was transformed into a nursing home with 164 residential units.

It has become a residential care centre containing 130 rooms that can accommodate up to 143 residents, 34 service flats with 1 or 2 bedrooms and all the service rooms necessary for the comfortable functioning of the nursing home. The project is surrounded by a garden and several terraces (for residents and their visitors).

 

The property is located in the southern part of Brussels in a green and qualitative environment. It’s situated in a residential area at the edge of Watermael-Boitsfort, next to Soignes forest and close to the commercial centre of the neighbourhood.

The site is easily accessible by public transport, thanks to the vicinity of the train station and several bus and tram lines (within walking distance), and by car due to the convenient connexion with the Ring of Brussels. In addition, there are 70 on-site parking spots available.

Coccinelles II

The project Coccinelles II consists in the construction of a residential building on the plot of land on the site of Coccinelles I, for which a building permit was obtained in August 2015 and purged of any appeal early 2017.

 

The project includes the establishment of 23 high level apartments (from one to three bedrooms) and the development of the existing underground. The building was designed in respect with the Brussels "Passif 2015" regulations with a focus on sustainability, resulting in, among others, high level of insulation, green roof, triple glazing and solar panels.

Patrimmonia Real Estate acquired the company owning 82% of a mixed used building including a fitness area, offices and apartments.

Rameis

Patrimmonia Real Estate acquired the company Rameis n.v. in 2015. This project consists in the development of a large business center for small and mid-sized companies, as well as warehouses with some showrooms. There will be two dimensions of warehouses: small storage areas that range from 120 m² to 573 m² and large storage areas with offices that range from 592 m² to 2272 m². There are currently road works in progress to have access to the site. The project will be built with a focus on sustainability, resulting in, among others, green roofs, solar panels, high level insulation.
